You only have one chance at a first impression so make it a good one. Spruce up your home’s exterior; make it feel warm and welcoming.

3. Always be ready to Show
You need your home to be ‘show-ready’ at all times. You just never know when a buyer wants to look at your house and you don’t want to be scrambling to get it ready. Make sure everything is neat, clean, organized and staged. No dirty dishes in the sink, or laundry lying around. Regularly dust and vacuum and the bathroom should sparkle. It maybe a little inconvenient but worth it to get your house sold.

4. Set the Right Price
Find out what your home is worth. Your agent should prepare a Comparative Market Analysis (CMA) that compares your home to similar homes in your area that have recently sold.

5. Check for needed Repairs or Improvements
Quick fixes before selling always pay off. But don’t over upgrade; you probably won’t get your money back. Sometimes just a new fresh coat of paint on the walls, new cabinet hardware, clean or new curtains make your home look cared for.

6. Prepare your Home
Declutter and depersonalize. Remove clutter, junk and personal items and half-empty closets. This helps buyers to imagine their belongings in this home.

7. Conceal the Critters
Buyers don’t want to see dog food bowls or pet hair on furniture or smell kitty litter boxes. It can give the impression that your house is not clean. Also make sure pets aren’t around when the house is being shown.
